His research targeted Human Development in Real Estate Brokerage, from Walden University (2009).

Brokerage Performance
His published dissertation defended the notion that personality testing is a critical tool in recruitment and selection in real estate brokerage organization. His research published title: Beyond Real Estate Licensing: Case Study Analysis of Behavioral Assessment Relationship Applied to Human Development (2009). ProQuest. His hallmark research study of personality testing was adopted into New York Law and Rules and Regulations, Real Estate Broker Education Curriculum (2018) that require real estate brokers to train and supervise sponsored licensees, but also include suggested personality testing as a resource in hiring licensees, who are capable, trustworthy, and meets the characteristics of desired performance. Conrad has conducted ongoing research of personality testings and have created a behavioral framework from over 500 assessments to determine potential successful real estate characteristics in newly hires. Dr. Conrad Richards contends in current research that personality assessment goes beyond real estate brokerage or mortgage brokerage recruitment and talent selection but to extend to the recruitment and selection of real estate educators as well. Conducted research by Dr. Richards has indicated that Real Estate Instructor Behavioral Assessment and Classroom Management Techniques are necessary for educators to understand and master self while applying effective methods in handling difficult classroom situations and instructor negative criticism. If educators are unaware of their behaviors and how they are percieved by learners; if instructors are unaware how they handle difficulty situations and criticism, such unawareness could lead to potential sources of instructional difficulty and professional derailment.
